Independent listing reviews, one property at a time.

The service is informed by hands-on vacation-rental operating experience, and focuses on the details that influence how a listing communicates with potential guests: photography, titles, descriptions, amenities, positioning, and guest confidence.

Each review is property-specific. Recommendations are checked against the listing and the information supplied by the owner, then delivered as a practical action plan with ready-to-use copy.

The goal is to help owners improve their listing without requiring them to hire a full-service property management company.

How the work is done

Six rules the reports are held to.

These are not marketing positions. They are the standing rules the service is operated under, and they are the reason certain claims never appear anywhere on this site.

Nothing is invented to fill a page

Every factual statement in a report is drawn from the listing itself or from the owner's own intake answers. Anything that cannot be verified is flagged and asked about rather than assumed. Most clients get one short email mid-way through with two or three specific questions.

No outcome is promised

Bookings depend on price, calendar, reviews, season and competition. A listing review controls none of those, so no claim is made about them. What a review does control is presentation, clarity, positioning, guest confidence, and the accuracy of the structured fields and amenity selections.

A strong listing is told it is strong

If the fundamentals are already right, the report is shorter, the score is higher, and the focus moves to refinement. Inventing twelve problems to justify a fee is the fastest way to make a report worthless.

The copy is finished, not described

A recommendation that says “improve your title” is not a deliverable. The titles, the description, the captions, the social posts and the prompts are written out in full and ready to paste in.

Airbnb's ranking is not claimed to be known

Airbnb does not publish the factors it uses to rank listings, and nothing here claims knowledge of them. The discoverability section addresses listing completeness, accuracy and positioning only.

Your listing stays private

Reports and client details are not shared. If an anonymized before-and-after excerpt would be useful — an old title beside a new one, with no property name, no photographs and no link — permission is asked for first, and no is a perfectly fine answer.

Independence

Not affiliated with Airbnb, Vrbo, or any platform.

This is an independent service. It is not affiliated with, sponsored by, endorsed by or certified by Airbnb, Vrbo or any booking platform. Platform names are used only to identify which listing a piece of work is performed for.

That independence is the point rather than a caveat. There is no platform relationship to protect, which means a report can say plainly that a structured field is set wrong, that an amenity list is incomplete, or that the strongest photograph is sitting in eleventh place.

The audit is usually performed against an Airbnb listing because that is what most owners send. The copy, photography and positioning work applies equally to a Vrbo listing or a direct booking page — tell us which listing to work from and that is the one we review.

“Airbnb” and “Vrbo” are used only to identify the platforms this service is performed for.
