Before you buy

What platforms do you review?

The audit is built around the listing you provide, and most clients send an Airbnb listing. Many of the copy, photography and positioning recommendations apply equally well to Vrbo and to a direct booking page. If your listing is on Vrbo, say so when you send it and the report will be written against that listing instead.

What do I need to send you?

One listing URL plus the short intake form. It takes about five minutes.

How long does it take?

Within 48 hours of receiving your completed intake. The clock starts at the intake rather than at payment, because the report is built from your answers. That means the 48 hours is 48 hours of actual work, and you control when it starts.

Do you make the changes for me?

No. The report gives you copy-and-paste-ready recommendations and exact implementation guidance. The titles, the description, the captions, the photo order and the social posts are all written out. You paste them in. The first five changes take about an hour.

Do you need access to my hosting account?

No. We never ask for your account, your password or any access to it. Everything is done from your public listing and the information you supply.

The report

What do I actually receive?

A PDF of around 26 pages. It opens with a one-page dashboard: your Listing Optimization Score and the five things to change first, each with an impact level, a time estimate and a cost. Behind that sits the full audit, five title options, a complete description rewrite, the photo order, 15 to 20 captions, an amenities audit, guest-confidence fixes, a discoverability and conversion review, a 30-day plan, ten social posts and a 15-prompt AI host toolkit.

Can you review a brand-new listing?

Yes, and it is one of the better times to do it. Getting the listing right before the first guest is considerably easier than correcting it after the first review.

Can you review more than one property?

One purchase covers one listing. Each property is examined individually, which is the whole point. A shared report would be exactly the generic thing this service exists to avoid. Purchase separately for now; portfolio pricing may be offered later.

What if my listing is already performing well?

Then the report will say so, and it will be shorter and sharper. The score will be high and the focus will be refinement. We would rather tell you three things are worth changing than invent twelve to justify the fee.

Is this property management?

No. This is a one-time listing review and optimization package. There is no ongoing management, no pricing or revenue management, no advertising management and no calendar involvement.

Scope and expectations

Is this a guarantee of more bookings?

No, and anyone promising one is guessing. Bookings depend on your price, your calendar, your reviews, your season and your competition. The service focuses on what a listing review actually controls: presentation, clarity, positioning, guest confidence, and discoverability opportunities such as correcting structured fields and amenity selections.

Is this generated by AI?

The service uses modern analysis tools as part of the workflow, but every report is property-specific and reviewed for factual accuracy, relevance and implementation quality. Every factual claim is checked against your listing and your own intake answers, and anything that cannot be verified is flagged and asked about rather than invented. You are purchasing a finished professional listing optimization package, not a generic AI report.

Do you take the photographs?

No. We tell you the exact order to put your existing photographs in, which ones to drop, and which shots to take, with the framing and the time of day. Most hosts find two or three of the “missing” photographs are already on their phone.

Can I request changes?

Yes. One revision request within 7 days of delivery: factual corrections, reasonable copy adjustments, clarification, or a preference change such as swapping to a different title. Factual corrections are never a hassle: if a detail is wrong, that is ours to fix.

Do I need to be technical?

Not at all. If you can edit your own listing, you can implement all of it.

Is my listing information kept private?

Yes. Your report and your details are not shared. If we ever want to use an anonymized before/after excerpt (an old title next to a new one, with no property name, no photos and no link), we ask first, and no is a perfectly fine answer.

The honest part

What this cannot do.

Bookings depend on your price, your calendar, your reviews, your season and your competition. No listing review controls those, so no promise is made about them.

What it does control: your listing will lead with what actually makes your property worth booking, it will answer the questions guests currently message you about, and the structured fields will be accurate, which reduces the risk of the listing being excluded when guests use relevant property-type or amenity filters.

Airbnb does not publish the factors it uses to rank listings. Nothing in the report claims knowledge of them.
